Lewisham's South Area

Lewisham’s South Area boasts expansive green spaces and waterways and characterful housing stock, built on interwar garden city principles and includes the neighbourhoods of Bellingham, Downham and Bell Green. The vision

By 2040, large areas of commercial land will be redeveloped as a catalyst for growth and investment in the borough. The Bakerloo Line extension will deliver a new transport hub and unlock investment across the entire area.

Investment in Bell Green and Lower Sydenham will help realise the area’s potential as a London Plan Opportunity Area, coordinated by a masterplan, which will plan new and genuinely affordable homes, workspace and jobs, community facilities and open space for the former gasholders, retail parks and industrial land around Stanton Way.

Across the South Area, its generous open spaces, the gentle character of its cottage estates will be enriched to improve the living environment for local people.

What will the Local Plan mean for this area?

The Local Plan sets out proposed approaches to help achieve the vision and objectives, which include:

  • Place-based policies for different neighbourhoods and topic areas
  • Site allocations, setting out our expectations for the use of land and design of development on specific sites
